quiet location includes a shallow, sandy beach and faces east for
that glorious sunrise view from the cottage decks. Then there`s
the beautiful full moon sparkling over the water in the evening.
There are 9 rental cottages currently on the property, with 6 of
them fully winterized. One of the cottages is uniquely located right
at the waters edge with the deck right out over the water ... you
can fish right off the deck. An aditional 2 staff cottages are onsite,
plus a large main structure that contains the store, office plus a
spacious four season residence.
All of the buildings at Big Whiteshell Lodge are in excellent
condition, as the owners have taken great pride in keeping not
only the cottages and home in top condition, but have the grounds
landscaped and pristine. An insulated, heated workshop/garage is
also onsite as well as storage buildings. The water comes from a
well on the property that provides the quantity and quality that
surpasses qualifications and expectations, giving the whole resort
an excellent source of drinkable water supply. The septic system
is updated and heat traced with a large field setup to easily handle
the resort`s waste water in an efficient and environmentally safe
manner.
The owners have recently installed an above ground fuel tank to
provide gas to its clientele, plus to have fuel on hand for its
equipment and complement of 12 rental boats, some of which are
equipped with recent Honda 4 stroke Outboard Motors. Two of
these rental boats stay at the nearby walk-in site for Horseshoe
Lake ... another favorite fishing spot for the avid angler. There is
fabulous fishing year round and groomed snowmobile trails
running right by the front door.
National snowmobile magazines consistently rate the trails
system and shelters at Platinum level ... the top! Big Whiteshell
Lodge also offers propane sales, is a licensed liquor vendor, plus
operates a convenient retail/grocery store, for not only their
cottage rental clients, but services the campground users and
many area cottagers.
The serenity of the lodge, with its end of the highway location,
easy access to Crow Duck Lake, Horse Shoe Lake and other area
lakes, makes this a fabulous location for this operation just under
a short two hours drive from Winnipeg on a paved provincial
highway right to the front door.
The Lodge has no projects to take on as everything is in prime
condition. New owners can easily step in, be open all 4 seasons,
and immediately realize this operation`s full potential.
